Determining Price using a Comparative Market Analysis

 

In order to determine the best price for selling a home at the highest price in the shortest amount of time, we use a Comparative Market Analysis. A CMA shows properties that are similar or comparable to your home. It gives us statistical averages for homes similar to yours that have been on the market and sold.

We consider properties located in close proximity to your home that have similar characteristics (i.e., lot size, square feet, number of bedrooms, baths, etc.) Since our goal is to obtain a balanced view of the market, we look at similar homes that fall into four basic groups:

  • ACTIVES: Currently listed homes
  • SOLDS: Recently sold homes show us Days on the Market statistics, and of course, SALE price in relation to asking price
  • UNDER CONTRACT: Homes with sales pending
  • EXPIRED: homes that failed to sell may indicate what Buyer are not willing to pay
